Drawing inspiration from the rolling hills of the surrounding Hokkaido landscape, Makoto Shirahama & Associates have envisioned a harmonious architectural expression. One that balances built form with natural beauty while settling in seamlessly with Hanazonos’ iconic mountainscape. Here, immense thought has gone into cultivating a true sense of place, reflected in KABA® Niseko’s crafted design details, unique form and authentic palette of native materials.

The design philosophy guiding KABA® Niseko is that of architecture folding into nature. Where the spatial forms of the housing design flow and connect with the natural rise and fall of the land. Beyond simply construction, we call it ‘cohabitation’ – building deep connections with this breathtaking scenery, and creating memories of this unique site by preserving the native land and vegetation of the beautiful environment.

At once modern and dynamic, KABA® Niseko homes’ facades have been crafted to create a strong sense of place. Imbuing a sense of rhythm in cadence with the ebb and flow of the landscape, the angularity of the facade represents the rolling hills synonymous with this area of Niseko. This unique articulation creates a beautiful interplay of light and shadow, allowing the building to come to life as it responds to the movement of the sun throughout the day as it weaves in and out of mountain peaks and peeks through birch trees. Whilst evoking a strong sense of place – of coming home – the design allows for optimal light filtration within the residences.

KABA® NISEKO
DESIGN REGULATIONS

The KABA® Niseko design regulations are two-fold. Firstly, owners must comply with standard local governmental regulations and planning requirements. Additionally, owners must adhere to a carefully crafted set of design requirements applicable only to KABA® Niseko such as additional setbacks, altered building heights, specific materials, building shape and form rules, tree-clearing allowances and landscaping specifications. The guidelines are crafted to ensure the amenity of all lots vis-à-vis neighbouring lots as well as compliance of KABA® Niseko with local and national planning regulations as a whole. Designs must comply with both the local governmental building regulations and the guidelines.

By committing to the covenants, the owners shall collectively ensure that intrusive, incompatible development is avoided, and high-quality design itself becomes a shared amenity and point of pride and collective value. The purpose of the Guidelines is to protect and enhance the owners’ investment into the future.
